THE SITUATION OF A FIRST-TIME HOME BUYER
Our first-time Windsor buyer came to top Healdsburg Realtor Emily Martin, the way a lot of first-time buyers do, searching online, clicking through listings, trying to figure out if homeownership in wine country was even possible on her budget. She then found a listing she wanted to tour and reached out to top Realtor Emily Martin through Zillow.
Emily started with an afternoon touring her and her mother to 5 properties. This was a great way to get an overview of the Windsor market and understand, as a first-time home buyer, what her budget would buy her. In the meantime, our buyer popped into an open house just doors down from her parents’ house and decided she loved this home, it was within budget, so we wrote an offer. It was about $5K over asking, had a 21-day close, and was a good offer, but at $5K over asking, if they had multiple offers, it was likely we would get outbid. That’s exactly what happened. We lost to a stronger offer: better terms, cleaner contract, buyer who had clearly done this before. It was a close call, and that’s what made it sting. We decided to wait and see what came up on the market, as we were confident something similar would come up in Healdsburg for our first-time home buyer….
For a lot of first-time buyers, that’s the moment the market wins. The loss lands hard, the momentum breaks, and the search goes cold.
EMILY’S APPROACH: KEEP THE DOOR OPEN
