The Healdsburg homes market shows signs of balance as we head into summer. Prices have come down compared to last month, inventory is up, and while homes are still moving, they’re spending more time on the market. Healdsburg Home Market Overview

In June, the median sold price for Healdsburg homes dropped to $1,001,925, down from $1,582,500 in May. This price dip reflects a slowdown in the luxury segment, where homes priced at $2 million and above have seen softer sales and longer time on market. Luxury buyers are more selective, and many are sitting on the sidelines, watching interest rates and economic indicators.

This doesn’t necessarily mean values are crashing. Instead, it reflects fewer luxury sales this month. The median estimated value of homes increased slightly to $1,002,220, up from $990,360 in May.
In other words, values are holding steady, but fewer high-end homes are closing, which pulls down the median sale price. It’s a pricing rebalancing, not a collapse.

Healdsburg Home Market Segmentation

That said, the luxury market isn’t dead. In Q1 2025, luxury sales surged by 150%, a sign that well-priced, well-marketed high-end properties can still attract strong interest. About 20% of those homes received multiple offers. But that wave appears to have slowed again in early summer, highlighting how timing and positioning are key at the top of the market.

Demand: Who’s Buying in Healdsburg?

Despite the rise in listings, demand hasn’t disappeared. Sales volume was up 33% year-over-year in May, and while only 14 homes sold in June, the market continues to see steady buyer activity, especially in the sub-$2 million range.

Sales under $2 million grew 8% year-over-year, and prices in this range rose by 7%. These homes are appealing not only to residents but also to investors and second-home buyers, who together make up roughly 62% of recent transactions.

As more single-family homes hit the market, we expect home prices to moderate. But this doesn’t mean a dramatic decline. Nationally, Zillow forecasts a 1.4% dip in home values in 2025, driven by increased inventory and softer spring sales volume. Healdsburg is likely to follow that broader trend, but the drop will likely be mild and highly segmented.

Even with growing inventory, demand remains firm in key segments. Factors such as climate migration, second-home demand, and continued cash purchases are all helping to keep the Healdsburg homes market stable and active.
