Sonoma County single-family homes closed July 2026 at 102.72% of list price, the third consecutive month above 100%, and the highest sold-to-list ratio in this report series. Buyers are not just meeting asking prices. They’re competing past them, on average, every month. With 2.92 months of supply and inventory still 33.9% below last year, there is no near-term mechanism that changes this dynamic.

The median sold price came in at $835,000, down from June’s $873,000. That $38,000 decline is not a market signal. It’s a composition effect: July’s 350 closings skewed toward smaller homes (median sold at $540/sqft vs. $498/sqft in June implies transactions concentrated in a tighter square footage band). The sold-to-list ratio rising to its highest point while the median price dips is precisely the fingerprint of a competitive affordable-tier market doing what competitive markets do, clearing quickly, above ask, with smaller homes dominating the closed pool.

The structural story remains unchanged: 33.9% fewer months of supply than one year ago, buyers paying above asking three months running, and 347 new pending contracts signed in July. Sonoma County is not cooling.

MLS-recorded sold homes closed at $540/sqft in July, up 8.4% from $498/sqft in June. This is the sharpest single-month $/sqft increase in this report series, and it reflects the composition of which homes transacted: smaller, more attainable properties where competitive bidding is most intense. Public records data confirms $528/sqft across 270 transactions.

Active listings are priced at $606/sqft, a premium concentrated in the unsold luxury inventory that continues to accumulate above $1M. New listings entered at $515/sqft, very close to the transaction range, evidence that fresh-to-market sellers are pricing realistically.

Inventory and Supply: Still the Core Constraint

Active single-family inventory contracted to 898 properties in July, with total listed value of $1.75B. The median active listing shows 60 days on market (+15.4% MoM), up from 52 days in June.
