Our client wanted a presence in Healdsburg, but finding the right entry point required looking past public commercial databases and leveraging local insider knowledge.

    The Proof of Concept: An Off-Market Pop-Up

    Instead of holding out for a permanent vacancy, Realtor Emily Martin secured a six-month, off-market pop-up for the brand.     • Thinking outside of the box of the various unique differentiators our luxury retail client would bring to the overall hotel brand and community was a larger selling point to the owners than, say, a pricier rent per month with a brand that may not make it for the long haul or add additional value to the Hotel Healdsburg and their other tenants.

    Ultimately, our LOI did not offer the highest monthly rent.
