    • Median Days on Market: 34 days (A sharp decrease of 53 days compared to March 2025.)
    • Months of Inventory: 2.26 months (Increased 51% from last month.)
    • Active Listings: 715 (Increased 13% from last month.)
    • Sold Listings: 203 (Sales increased 1% from last month.)
    • Median Price per Sqft: $602 for active listings (Increased 9%.)

    The April 2026 data shows a market waking up with serious momentum. Properties are moving fast, with median days on market plummeting to just 34 days. Buyers are highly active and willing to pay a premium for the right home, driving the median sold price up to $860,000, our highest mark in nearly a year. The 9% jump in the median price per square foot also highlights that sellers are successfully capturing more value.

    At the same time, buyers are finally seeing more variety. Active listings are up 13%, pushing our months of inventory up by 51% to 2.26 months. While anything under 4-5 months remains a seller’s market, this influx of inventory means we are moving away from extreme scarcity. Well-priced homes still sell in a flash, but buyers now have a bit more breathing room to weigh their options.
